The Aparthotel was built on the Gerlitzen in the municipality of Arriach in Carinthia. The Gerlitzen is a mountain, at the foot of which is the idyllic Lake Ossiach. The resort is located directly on a ski slope, allowing ski-in ski-out in winter. At an altitude of up to 1,911 meters, 31 ski runs await you on a total of 52 kilometers of slopes. A practical snow-making system even guarantees you a downhill run right in front of the hotel.
But the region has a lot to offer not only in winter, but is also in summer a popular vacation destination for nature lovers, families and outdoor sports enthusiasts. Clear mountain air, gentle coolness in summer and incredibly beautiful mountain landscapes for hiking await guests. In addition, there is a wide range of mountain bike trails and many leisure activities, such as a high ropes course, bungee trampoline, a summer toboggan run or paragliding with a panoramic view of the Alps. The unique mountain-lake-snow combination offers a vacation highlight at any time of the year. In addition, there are many excursion possibilities, such as Lake Wörthersee or to the neighboring countries of Italy and Slovenia.
Up to the Ossiacher lake and public bath you come quite comfortably with the gondola. The next largest city is Villach, which you can reach in about 15 minutes by car.

The Aparthotel "Almresort Gerlitzen" consists of a total of 94 full-service apartments and is located in a prime location on Lake Ossiach.
The facility has a restaurant, a bar, a playground and a large spa area with indoor pool and therefore offers a year-round vacation option.
Until autumn 2022, the Aparthotel will undergo a general renovation. The apartments will be decorated in a modern "alpine look" and each vacation unit will be fully furnished. Equipped with a bedroom, bathroom with toilet, balcony and a living room with eat-in kitchen, the apartments offer comfortable space for a maximum of 4 people (bed 180x200 cm and sofa bed 180x200 cm).
To each apartment there are assigned underground parking spaces (€ 14.500,- net).

The entire property is parified and there is condominium ownership. The lease is based on a turnover rent of 20% of the net total turnover with a minimum guarantee for the first three years of operation.
