Is the property appraisal free of charge?
Yes, at Ferstl Immobilien, the non-binding property valuation is free of charge—especially if it is related to a planned sale. Ferstl Immobilien offers property owners a non-binding market price estimate that includes a location analysis, comparable properties, and a realistic sales price strategy.
Here’s an example: You want to sell your single-family home but aren’t sure if your asking price is realistic. Ferstl Immobilien analyzes recent comparable sales, location factors, and the condition of the property to provide a well-founded assessment—at no cost to you if you’re interested in selling.
A court-certified appraisal of market value prepared by a certified appraiser, however, is subject to a fee. This is required, for example, in cases of divorce, inheritance, or tax-related matters. We have the necessary partnerships in place to connect you with the right professional.

How does a real estate appraisal work?
First, we conduct a property survey to gather and verify relevant information about the property, such as the year of construction, living area, renovations, energy efficiency ratings, and land details. Ferstl Immobilien then analyzes the local market, comparable sales, and demand trends. Professional valuation methods are applied during this process (see Question 3 for details).

What valuation methods are commonly used in Austria?
In Austria, three methods are used: the sales comparison approach, the cost approach, and the income approach, in accordance with the LBG.
The sales comparison approach is suitable for condominiums and typical single-family homes. The cost approach is used for more unique properties. The income approach is key for apartment buildings or leased commercial properties and is based on sustainable rental income.
Ferstl Immobilien selects the appropriate method based on the type of property and, if necessary, combines several methods to determine a realistic market value.
