How do I get registered for rental properties?
It is very straightforward: send us a short note about what you are looking for, namely the region, number of rooms, target rent and preferred start date. We add your request to our waiting list and contact you specifically as soon as a matching rental in Salzburg, the Pinzgau or Zell am See becomes available. That way you often hear about a property before it is publicly advertised. Registering is free and without obligation.
What documents do I need as a prospective tenant?
For swift processing it helps to have a photo ID, proof of income for the last few months (payslips, or for the self-employed a suitable statement) and, depending on the property, a registration confirmation. Some landlords also ask for a tenant self-disclosure form. If you have these documents ready, the viewing and the acceptance go considerably faster. We tell you in advance exactly what the specific property requires.
Are there also furnished rentals or second-home lettings?
From time to time, yes. Especially in the Pinzgau and around Zell am See there are furnished apartments and temporary lettings, for example for work stays or seasonal staff. Whether an apartment may be let as a primary residence, on a fixed term or for tourism depends on the zoning of the respective municipality. We check this for every property and tell you clearly what is permitted before you sign a tenancy agreement.
What does the brokerage cost for tenants at Ferstl?
In Austria the ordering-party principle has applied to residential lettings since July 2023: as a rule, whoever commissioned the agent pays the commission, which is usually the landlord. For you as a prospective tenant, no brokerage commission is then charged for the placement. Should something different apply in an individual case, we tell you transparently before any viewing. There are no hidden costs with us.
