Land follows different rules from a house. Zoning, buildability and site access decide the price, long before the first viewing. We sort that out before your plot goes on the market.
Zoning sets the price
Between green land and building land lies a factor, not a percentage.
Two neighbouring plots of the same size can be worlds apart in value. What counts is the zoning in the land use plan, the building guidelines of the municipality and whether water, sewer, electricity and access are already in place. Slope, shape and shading also have a direct effect on what can be built, and therefore on what someone will pay.
We check all of this before we name a price. A figure taken from a portal listing next door is not a valuation, it is someone else's asking price.
How the sale runs
1. Documents and zoning
Land register extract, cadastral plan, zoning, building guidelines, easements, connections. We check what exists and obtain what is missing.
2. Price from real sales
We compare your plot with sales actually completed nearby, not with asking prices. You receive a range and the reasoning behind it.
3. Marketing
Plan, photos, drone shots where it helps, a clear exposé and, on request, discreet marketing off the portals to our own list of buyers.
4. Buyer check
Viewings, questions on buildability, and a check of whether financing is actually in place before anything is signed.
5. Contract and land register
The purchase contract is drawn up by a notary or lawyer, the money runs through an escrow account, and the entry in the land register completes the sale.
How long it takes
Three to nine months is realistic. Building land with everything connected sells faster, green land and plots with open questions take longer.
What the sale costs you
On the seller side there are usually two items: property gains tax on the profit and the agreed agency fee. On top come the costs of documents that are missing, for example a survey or a subdivision plan.
Land transfer tax and the land register fee are part of the purchase incidentals and are normally borne by the buyer. Your side of the calculation stays manageable, and we go through it with you before the plot goes on the market.
How much tax applies depends on when and how you acquired the plot.
Land bought long ago is treated differently from a recent purchase, and a rezoning that happened in between changes the calculation again. This is a matter for your tax adviser, and we deliberately leave it there. What we do is supply every document needed for it.

Can I sell a plot that is not zoned as building land?
Yes, you can sell it. The price will then be at green land level and the group of buyers is a different one. Later rezoning cannot be promised, it rests with the municipality. Anyone advertising with it takes a risk that the seller ends up carrying. We will tell you plainly what is realistic.
Do I need an energy certificate for a plot?
Not for an undeveloped plot. The obligation attaches to the building. If there is a house or a cabin on the plot and both are sold together, the energy certificate becomes relevant again.
