Features
A townhouse in Saalfelden that unfolds across several levels, offering a private retreat on each one. 99 m² of living space, a 162 m² lot with a terrace and garden-and plenty of natural light, all the way to the top. The house was built in 1991 and has been carefully modernized in recent years with great attention to detail: you can move in without having to renovate first. And down in the basement, there’s something else you’ll appreciate every day of your life.
The entryway welcomes you with a spacious coat closet, and the guest bathroom is right next to it. Then the living area opens up: the kitchen with its large dining table-the place where, in most families, life really happens anyway. A few steps further on, the living room rises above the dining area as a gallery-open, connected, yet a space of its own. Heating is provided by a modern air-source heat pump, supplemented by a tiled stove for cozy winter days. From here, the exit leads to the terrace and into the garden: a bit of open space, just big enough for summer evenings and just small enough not to become a burden to maintain. A garden shed stores tools, furniture, and everything else needed outdoors.
One floor up is a bedroom, quiet and secluded. One floor up, there are two more rooms-which can serve as a children’s room, a guest room, or an office with a view, whatever your life calls for at the moment. Both open onto the newly built balcony. Up here, the rooms extend all the way up to the gable, giving the upper floor a very special sense of space. A separate toilet and the bathroom round out this level. The bathroom is generously sized and exceptionally bright: a shower, a double sink, and two electrically operated skylights through which the sun streams directly into the room. Not a cramped, dark bathroom, but one where the day gets off to a good start. The staircase is also flooded with light from skylights-light that flows through the entire house.
That leaves the basement, which has significantly more to offer here than usual. Two storage rooms provide space for everything that would otherwise get in the way in the living area. Both have a window and custom-built shelving made by a carpenter. There’s also a shoe dryer integrated into the heating system-a detail you’ll especially appreciate in winter. The real highlight is just one door down: a direct exit to the underground garage and your designated parking space. Turn off the engine, open the door, and you’re home-no rain, no snow, and no detour across the street. There, you’ll also find another storage room. Additionally, there’s an outdoor parking space. It’s leased from the municipality of Saalfelden through 2041, for which an annual fee applies.
All in all, this is a home that needs no further changes: bright, well-maintained, thoughtfully laid out, and flexible enough to adapt to different stages of life. Add to that a location that makes a difference in your daily life: In about a five-minute walk, you’re in the pedestrian zone, and just as quickly at the sports center and the outdoor pool. Schools, shopping, and doctors are right nearby, as are the mountains; Zell am See and Kaprun are just a short drive away. Close to everything you need, yet far from the hustle and bustle.
Nah an allem, was man braucht, und weit weg vom Trubel.
Saalfelden am Steinernen Meer is located in the heart of the Pinzgau region, nestled between the Steinernes Meer and the Leoganger Steinberge mountains. With a population of about 17,000, Saalfelden is the most populous town in the district and the central hub of the Saalachtal valley-offering everything that makes daily life easier. Kindergartens, elementary and secondary schools, doctors, pharmacies, supermarkets, and specialty shops are all available within the town limits; many are just a few minutes away, and some are even within walking distance.
Those who live here have the mountains right on their doorstep. The local mountain, the Biberg, Lake Ritzensee, and the hiking trails into the Steinernes Meer begin practically at the edge of town. Just a few kilometers away lies Maria Alm and the Hochkönig region-in summer, a vast hiking area featuring the Königsweg trail through Maria Alm, Dienten, and Mühlbach; in winter, the Hochkönig ski area, the second-largest contiguous ski area in the Salzburg region and part of Ski amadé. Equally close by: the Saalbach-Hinterglemm-Leogang-Fieberbrunn Ski Circus and the Kitzsteinhorn in Kaprun. A golf course, swimming pools, and a vibrant community life round out the offerings, along with events such as the internationally renowned jazz festival.
Transportation links are excellent as well: Zell am See is about 14 km away and can be reached in roughly 15 minutes; Kaprun takes barely any longer. The Saalfelden train station is located on the Salzburg-Innsbruck line, and the city of Salzburg, including its airport, is about an hour away.
